Corporate Bookings If booking through one of our approved corporate clients, please include your company or HR reference ID with your reservation. Travel Insurance & Cancellations We highly recommend purchasing travel insurance for unexpected changes to your plans. The cancellation policy applicable to your reservation will be followed. Parking -Garage parking is available for $20/day and must be reserved before check-in. -For monthly stays, garage parking is $300/month. Pet Policy * Pets are considered on a case-by-case basis and must be disclosed and approved before arrival. * The pet fee is charged per pet, per stay. * For stays of 21+ nights, the maximum pet fee is $199 per pet, per month. * Certain dog breeds are restricted by the building. Please provide your dog's breed and confirm applicable fees before booking. * Undisclosed or unauthorized pets may result in a $500 fee. No Smoking This is a 100% smoke-free property. Smoking or vaping of any kind is prohibited inside the apartment and on the premises. A $1,000 smoke-remediation fee may be assessed for violations. Guests & Occupancy Your reservation must accurately reflect all overnight guests staying at the property. Unauthorized or undisclosed overnight guests may result in additional charges of $50 per person, per night and may place the reservation at risk of early termination without refund. Identity Verification Before access information is provided, guests may be required to submit a copy of a valid government-issued ID or passport. Information provided for verification will be handled securely and privately. Long-Term Stays — 30+ Nights Our home is well suited for extended stays. Please message us regarding longer bookings. For reservations of 30 nights or more, a professional cleaning is required at least once per month. The applicable extra cleaning fee will be charged through the app. Guests are responsible for regularly disposing of household garbage in accordance with building and local guidelines. Pool & Building Access The outdoor pool is generally open from Memorial Day through Labor Day, subject to building management and seasonal operating schedules. Pool wristbands are provided when applicable. Lost pool passes are subject to a $200 replacement fee per pass. Please keep your building key fob with you at all times. Lost key fobs are subject to a $350 replacement fee per fob. Property & Furnishings All furniture, furnishings, equipment, and household items are provided for guest use and must remain inside the property. Please do not move furniture. Guests may be responsible for the cost of missing, damaged, or improperly removed items. All listing photos are taken in our actual apartments and feature our furnishings. We periodically refresh décor, furniture, and arrangements, so minor differences from the listing photos may occur. The home offers abundant natural light, full-length mirrors, and blackout curtains for added privacy and comfortable sleeping. Local & Short Weekend Reservations Local guests must contact the host before making an Instant Book reservation. For one or two-night local guest reservations, a $500 refundable security deposit is required. The deposit is returned after checkout provided there is no damage or other applicable charge. This is to prevent partying and gathering in the residential building. Respect for Our Neighbors This home is located in a residential apartment community with long-term residents. Please be respectful of neighbors, shared spaces, building rules, and quiet enjoyment of the community. Cleaning & Guest Care The apartment is professionally cleaned between reservations to provide a clean and comfortable arrival experience. Security & Privacy For guest and property security, an exterior doorbell camera is installed outside the unit. There are no cameras or recording devices inside the apartment.

House rules

This Agreement is binding between the Guest(s) (“Client”) and the Host (“Owner and/or Manager”). By confirming a reservation and/or entering the premises, Guest(s) agree to comply with all rules and policies outlined below. Guest(s) also agree to Airbnb's Rebooking and Refund Policy, and acknowledge the Host’s right to charge for damages or policy violations through Airbnb’s Resolution Center and/or the security deposit. 1) Guest Responsibilities Guest(s) shall maintain the premises in a clean, orderly, and sanitary condition and shall use the premises in a safe, responsible, respectful, and lawful manner at all times. Guest(s) shall return the premises in the same condition in which it was delivered, excluding ordinary wear and tear. Guest(s) are liable for any and all damages caused by misuse, neglect, unauthorized use, moving of furniture, or failure to comply with these rules. Guest(s) agree to seek assistance from the Host before using unfamiliar items. Damages resulting from misuse will be the responsibility of the Guest. Guest(s) must promptly report any damage, malfunction, leak, or safety concern. Failure to report may result in additional charges. 2) Security Deposit The Host reserves the right to deduct the cost of repair, specialized cleaning, replacement, or remediation from the security deposit and/or charge the Guest directly through Airbnb’s Resolution Center. Cleaning fees cover normal turnover. Excessive dirtiness, stains, trash overflow, strong odors, or neglect will incur a $100 excessive cleaning fee, plus additional remediation costs if applicable. If any of the following items are stained, torn, damaged, or otherwise marked beyond standard cleaning or laundering, Guest(s) are responsible for replacement/specialized cleaning costs as follows: Body towel: $15 each, Hand towel: $10 each,Washcloth: $8 each, Duvet cover: $85, Flat sheet: $30, Carpet cleaning: $150, Curtain replacement: $70, Sofa cover: $70, Sofa: full replacement cost if beyond repair 3) Keys, Fobs, Access Cards, and Rekeying Guest(s) shall pay for any unreturned keys, access cards, garage fobs, or parking permits. Lock replacement/rekeying incurs a $450 replacement fee per item (key, fob, access card, garage card, or parking permit), per occurrence. 4) Use of Premises -Guest(s) shall use the premises exclusively as a short-term vacation rental in compliance with all applicable laws, ordinances, building rules, and this Agreement. -No unregistered guests or visitors are allowed at any time. Violation may result in immediate eviction without refund and additional charges. -No parties, gatherings, or events are permitted without express written consent from the Host. -Quiet hours are strictly enforced 10:00 PM – 7:00 AM. Excessive noise, disturbances, or neighbor complaints may result in immediate termination. 5) Smoking, Drugs, Alcohol Misconduct, and Open Flame No smoking or vaping inside the property. A $1,000 penalty per violation applies. Illegal substances and controlled drugs are strictly prohibited. Violations will result in immediate removal without refund. Drunken/disruptive behavior that creates a disturbance or violates building rules is prohibited and may result in early termination. Candles, incense, and all open flames are not permitted anywhere inside the property. 6) House Care Rules Furniture may not be moved or rearranged without written approval from the Host. Guest(s) must wash/clean all used dishes and cooking tools and place them in the dishwasher (if provided). Guest(s) shall turn off lights, appliances, electronics, and HVAC when not in use and upon departure. Guest(s) must lock all doors and windows when leaving the property and at checkout. Do not flush tampons, “flushable” wipes, paper towels, or hygiene products down the toilet. Any plumbing issues caused by misuse will be charged to the Guest. 7) Pets Pet fee: $120 per pet, per stay (charged through Airbnb/Vrbo). Unauthorized pets will incur 3x the pet fee after checkout and may also result in termination. Pet damage cleanup/replacement fee: $500–$1,000 depending on severity, plus actual replacement costs if applicable. 8) Check-In / Check-Out Check-in: 3:00 PM – 11:00 PM. Same-day bookings must be approved in advance (Host needs 1–5 hours prior to check-in). Check-out: 10:00 AM sharp. Late checkout fee: $50 per 30 minutes beginning at 10:01 AM. Early check-in (by 2:00 PM) is available for a $65 fee, subject to availability. 9) Local Guests and Weekend Security Deposit Locals must contact the Host prior to instant booking. For 1–2 night bookings with Friday/weekend check-ins, a refundable $500 security deposit may be required and returned after checkout if no damage/rule violations are found. 10) Parking Garage parking is available at $20/day or $300/month. Due to limited availability, parking must be reserved and paid in advance—either before check-in or no later than the day prior to intended use. Parking is not guaranteed without a confirmed request and payment. Street parking may be available and is subject to city rules/meters. Guests are responsible for using meters/apps (e.g., ParkMobile) and complying with signage and time restrictions. The Host is not liable for any parking-related issues including towing, fines, ticketing, immobilization/booting, theft, vandalism, or damage to vehicles. Guests park at their own risk and are responsible for compliance with all garage/street rules. No refunds will be issued for temporary outages of Wi-Fi, cable, electricity, water, HVAC, elevator access, or other utilities beyond the Host’s control. No refunds will be issued due to nearby construction, road closures, building maintenance, alarms, or other disruptions outside Host control. For monthly stays (28+ nights), utility usage (including internet) is subject to a $200/month usage cap. Usage above the cap will be billed after checkout and charged through the Resolution Center where permitted. Starter Supply: The Host may provide a starter supply of basic items (e.g., soap, toilet paper, paper towels, trash bags, dish detergent). Additional supplies and refills are the responsibility of the Guest. The Host may enter the property with reasonable advance notice for inspections, maintenance, or repairs where allowed by law. In an emergency, or to address urgent maintenance/safety concerns (including guest complaints), the Host may enter without prior notice where permitted by law. Guest(s) authorize the Host to enter the premises to address reported issues and complete necessary repairs to reasonable standards. No refunds will be issued for: early departures, shortened stays, dissatisfaction, “ruined expectations,” personal/work/family emergencies, travel disruptions, weather events, construction noise, building maintenance, fire alarms, utility outages beyond Host control, or any other external disruptions not caused by Host’s proven gross negligence or willful misconduct. Violation of any term of this Agreement may result in immediate termination of the rental, immediate removal, and no refund, subject to applicable law. Guest(s) shall vacate at the expiration time and date of the reservation or upon termination. By booking and entering the premises, Guest(s) voluntarily assume all risks of property damage or personal injury (including death) resulting from their stay, use of amenities, and activities on or off the property. Amenities such as stairs, showers, appliances, parking areas, balconies, and furniture are used at Guest’s own risk. The premises are not child-proofed or pet-proofed. Guest(s) are solely responsible for supervising minors and pets at all times. Guest agrees to indemnify, defend, and hold harmless the Host, Property Owner, and affiliated parties from any and all claims, actions, damages, liabilities, and expenses (including attorney’s fees) arising from Guest’s use of the property, breach of rules, third-party claims, or injury/damage involving any person(s) invited or brought onto the premises by the Guest. The Host and Property Owner are not liable for injury, illness, death, theft, or loss, except where directly caused by Host’s proven gross negligence or intentional misconduct. Guest(s) agree to pay all reasonable costs, attorney’s fees, and expenses incurred by the Host in enforcing this Agreement, collecting damages, or responding to Guest-caused claims or disputes, to the extent permitted by law. Turn off all lights, appliances, and Thermostat/HVAC units. Lock all doors and windows upon departure.

  This was a beautiful, very clean and well-equipped apartment. It has that perfect mix where you feel right at home but still get a little vacation vibe. Everything looks just like the pictures. Furniture were high quality (not the Airbnb version of “looks great in photos, just try not to sit on it too hard”). Nothing we could possibly need was missing, and the building and amenities were just as clean and well kept. The building and surrounding area are also ♿️ and 🐶 friendly. It is a more quiet residential area, which worked perfectly for us. But everything is very close by and nothing a longer walk or quick Uber or car ride can’t fix. Host is quick to respond. We booked last minute after other plans changed and extended another two nights because we loved it that much. Hoping it will have some availability next time we’re in the area. 😂🫶
