Pet Policy for Urban Home Stays: Pets are considered on a case-by-case basis. Undisclosed pets will result in a $500 fee. ***Note: the maximum pet fee for a long term reservation (21+ Nights) will be $195/per pet per month Long-Term Stay Policy (30+ Days) Monthly Cleaning Fee: For stays of 30 days or longer, a professional cleaning is required at least once per month. The corresponding cleaning fee will be charged to the payment method used for your original reservation. Garbage Removal: Garbage Removal: Guests are responsible for disposing of their garbage during their stay by local guidelines. Guest Occupancy Compliance: Please ensure that your reservation accurately reflects the total number of guests staying in the property. This is essential for compliance with Airbnb policies and our insurance provider. Undisclosed guests not included in the official confirmation can place your stay at risk for early termination w/o a refund and/or a charge of $50 per guest/pet per night. We ask that you verify your identity by sending a copy of your government-issued ID or passport before we provide access to the unit. (All information provided will be kept SECURE and PRIVATE). -The pool opens on Memorial Day in summer and closes around Labor Day. 4 pool passes (wristbands) are provided. Lost pool pass will result in $200/each fee. - The pet fee is per pet/ per stay. - Certain dog breeds are prohibited by the building. Please inform us of your dog's breed and inquire about pet fees prior to booking. Lots of natural light and full-length mirrors in the living room. -Garage parking $20/day in the building -Garage parking fee for monthly stays is $300/month - Please keep the key fob with you at all times. A lost key fob will result in a $350/each - Smoking is absolutely prohibited and a $1000 penalty fee will be automatically charged if caught smoking of any kind! - Please note that ONLY guests on the reservation are allowed to be in the apartment. -Locals must contact the host prior to instant booking. This is to prevent parties and/or gatherings at our homes. We ask for a refundable security deposit of $500 for one to two day booking made for Friday and weekend checkins which will be paid back to you if there's no damage after your checkout day. We take great pride in ensuring every photo displayed is shot in our own apartments with our actual furnishings. That being said, we regularly refresh our décor and furniture arrangement, which may differ from what’s pictured Security Notice: For the safety and security of all guests, exterior doorbell cameras are installed outside each apartment unit, monitoring the building’s interior hallways for the safety of guests and hosts' peace of mind. House rules

We are your hosts for the duration of the stay. You will not have access to the Resident/Leasing office. For any and all questions please contact us. No parties or gatherings. No smoking on the property of any kind. Please note the will be a $1000 fee if any evidence is found. (This includes the smell of tobacco product and marijuana and will be determined by our cleaners) No disturbing of neighbors. Quiet hours to include loud music or movies is at 10:00PM-8:00AM. Only (2) key is provided. There will be a $300 lockout charge if key/fob is lost during your stay. Please plan accordingly before booking. You will be asked to send your picture ID to verify account and email so that we can send you our check in. An unreturned parking pass is a large financial inconvenience to us and our guest, so when applicable, there is a $500 fee for lost or unreturned parking passes. This Agreement is binding between the Guest(s) (“Client”) and the Host (“Owner and/or Manager”). By confirming a reservation and/or entering the premises, Guest(s) agree to comply with all rules and policies outlined below. Guest(s) also agree to Airbnb's Rebooking and Refund Policy, and acknowledge the Host’s right to charge for damages or policy violations through Airbnb’s Resolution Center and/or the security deposit. 1) Guest Responsibilities Guest(s) shall maintain the premises in a clean, orderly, and sanitary condition and shall use the premises in a safe, responsible, respectful, and lawful manner at all times. Guest(s) shall return the premises in the same condition in which it was delivered, excluding ordinary wear and tear. Guest(s) are liable for any and all damages caused by misuse, neglect, unauthorized use, moving of furniture, or failure to comply with these rules. Guest(s) agree to seek assistance from the Host before using unfamiliar items. Damages resulting from misuse will be the responsibility of the Guest. Guest(s) must promptly report any damage, malfunction, leak, or safety concern. Failure to report may result in additional charges. 2) Security Deposit The Host reserves the right to deduct the cost of repair, specialized cleaning, replacement, or remediation from the security deposit and/or charge the Guest directly through Airbnb’s Resolution Center. Cleaning fees cover normal turnover. Excessive dirtiness, stains, trash overflow, strong odors, or neglect will incur a $100 excessive cleaning fee, plus additional remediation costs if applicable. If any of the following items are stained, torn, damaged, or otherwise marked beyond standard cleaning or laundering, Guest(s) are responsible for replacement/specialized cleaning costs as follows: Body towel: $15 each, Hand towel: $10 each,Washcloth: $8 each, Duvet cover: $85, Flat sheet: $30, Carpet cleaning: $150, Curtain replacement: $70, Sofa cover: $70, Sofa: full replacement cost if beyond repair 3) Keys, Fobs, Access Cards, and Rekeying Guest(s) shall pay for any unreturned keys, access cards, garage fobs, or parking permits. Lock replacement/rekeying incurs a $450 replacement fee per item (key, fob, access card, garage card, or parking permit), per occurrence. 4) Use of Premises -Guest(s) shall use the premises exclusively as a short-term vacation rental in compliance with all applicable laws, ordinances, building rules, and this Agreement. -No unregistered guests or visitors are allowed at any time. Violation may result in immediate eviction without refund and additional charges. -No parties, gatherings, or events are permitted without express written consent from the Host. -Quiet hours are strictly enforced 10:00 PM – 7:00 AM. Excessive noise, disturbances, or neighbor complaints may result in immediate termination. 5) Smoking, Drugs, Alcohol Misconduct, and Open Flame No smoking or vaping inside the property. A $1,000 penalty per violation applies. Illegal substances and controlled drugs are strictly prohibited. Violations will result in immediate removal without refund. Drunken/disruptive behavior that creates a disturbance or violates building rules is prohibited and may result in early termination. Candles, incense, and all open flames are not permitted anywhere inside the property. 6) House Care Rules Furniture may not be moved or rearranged without written approval from the Host. Guest(s) must wash/clean all used dishes and cooking tools and place them in the dishwasher (if provided). Guest(s) shall turn off lights, appliances, electronics, and HVAC when not in use and upon departure. Guest(s) must lock all doors and windows when leaving the property and at checkout. Do not flush tampons, “flushable” wipes, paper towels, or hygiene products down the toilet. Any plumbing issues caused by misuse will be charged to the Guest. 7) Pets Pet fee: $120 per pet, per stay (charged through Airbnb/Vrbo). Unauthorized pets will incur 3x the pet fee after checkout and may also result in termination. Pet damage cleanup/replacement fee: $500–$1,000 depending on severity, plus actual replacement costs if applicable. 8) Check-In / Check-Out Check-in: 3:00 PM – 11:00 PM. Same-day bookings must be approved in advance (Host needs 1–5 hours prior to check-in). Check-out: 10:00 AM sharp. Late checkout fee: $50 per 30 minutes beginning at 10:01 AM. Early check-in (by 2:00 PM) is available for a $65 fee, subject to availability. 9) Local Guests and Weekend Security Deposit Locals must contact the Host prior to instant booking. For 1–2 night bookings with Friday/weekend check-ins, a refundable $500 security deposit may be required and returned after checkout if no damage/rule violations are found. 10) Parking Garage parking is available at $20/day or $300/month. Due to limited availability, parking must be reserved and paid in advance—either before check-in or no later than the day prior to intended use. Parking is not guaranteed without a confirmed request and payment. Street parking may be available and is subject to city rules/meters. Guests are responsible for using meters/apps (e.g., ParkMobile) and complying with signage and time restrictions. The Host is not liable for any parking-related issues including towing, fines, ticketing, immobilization/booting, theft, vandalism, or damage to vehicles. Guests park at their own risk and are responsible for compliance with all garage/street rules. No refunds will be issued for temporary outages of Wi-Fi, cable, electricity, water, HVAC, elevator access, or other utilities beyond the Host’s control. No refunds will be issued due to nearby construction, road closures, building maintenance, alarms, or other disruptions outside Host control. For monthly stays (28+ nights), utility usage (including internet) is subject to a $200/month usage cap. Usage above the cap will be billed after checkout and charged through the Resolution Center where permitted. Starter Supply: The Host may provide a starter supply of basic items (e.g., soap, toilet paper, paper towels, trash bags, dish detergent). Additional supplies and refills are the responsibility of the Guest. The Host may enter the property with reasonable advance notice for inspections, maintenance, or repairs where allowed by law. In an emergency, or to address urgent maintenance/safety concerns (including guest complaints), the Host may enter without prior notice where permitted by law. Guest(s) authorize the Host to enter the premises to address reported issues and complete necessary repairs to reasonable standards. No refunds will be issued for: early departures, shortened stays, dissatisfaction, “ruined expectations,” personal/work/family emergencies, travel disruptions, weather events, construction noise, building maintenance, fire alarms, utility outages beyond Host control, or any other external disruptions not caused by Host’s proven gross negligence or willful misconduct. Violation of any term of this Agreement may result in immediate termination of the rental, immediate removal, and no refund, subject to applicable law. Guest(s) shall vacate at the expiration time and date of the reservation or upon termination. By booking and entering the premises, Guest(s) voluntarily assume all risks of property damage or personal injury (including death) resulting from their stay, use of amenities, and activities on or off the property. Amenities such as stairs, showers, appliances, parking areas, balconies, and furniture are used at Guest’s own risk. The premises are not child-proofed or pet-proofed. Guest(s) are solely responsible for supervising minors and pets at all times. Guest agrees to indemnify, defend, and hold harmless the Host, Property Owner, and affiliated parties from any and all claims, actions, damages, liabilities, and expenses (including attorney’s fees) arising from Guest’s use of the property, breach of rules, third-party claims, or injury/damage involving any person(s) invited or brought onto the premises by the Guest. The Host and Property Owner are not liable for injury, illness, death, theft, or loss, except where directly caused by Host’s proven gross negligence or intentional misconduct. Guest(s) agree to pay all reasonable costs, attorney’s fees, and expenses incurred by the Host in enforcing this Agreement, collecting damages, or responding to Guest-caused claims or disputes, to the extent permitted by law. Turn off all lights, appliances, and Thermostat/HVAC units. Lock all doors and windows upon departure.
