Street parking is available. It’s free on Sundays and holidays all day and weekdays between 8 PM - 8 AM. All other times you can pay on the Parkmobile app or the kiosk meter $20/ all day). As a guest, you will have access to the entire apartment and all of the building’s amenities. Fast wifi is available throughout making this the perfect place for traveling professionals as well as guests on vacation. Pentagon City is part of National Landing, a walkable corner of Arlington just across the Potomac River from Washington, DC. The everyday errands are the easy part. Whole Foods and Costco are each about three minutes away on foot, close enough that a forgotten ingredient is a short walk. Green space is close by. Metropolitan Park is steps away, and Long Bridge Park is about a ten-minute walk, close enough for a run or a long lunch outside. Fashion Centre at Pentagon City sits by the Pentagon City Metro entrance, with shops and places to eat when the evening doesn't need a plan. From late fall to mid-March, the outdoor ice rink at Westpost, just behind the mall, is open for skating. The Metro is a seven-minute walk. From Pentagon City station on the Blue and Yellow lines, the Pentagon is one stop, Reagan National Airport is two, and L'Enfant Plaza near the National Mall is two stops on the Yellow Line. By car, Reagan National Airport is about 7 minutes away and I-395 is close by. Garage parking in the building is $20 per day or $300 per month, by request. Stays of 30 nights or longer are welcome, including corporate and insurance placements. Local guests booking 30 nights or more are welcome too. Please message us to set up an extended booking. Utilities and wifi are included in the booking total. Before access is shared, we ask each guest to verify their identity with a government-issued ID or passport. It is kept private and secure. On stays of 30 nights or more, a professional cleaning takes place at least once a month. The cleaning fee is charged after the booking is confirmed. Pets are considered case by case. The building restricts some dog breeds, so please tell us the breed before booking and we'll confirm the pet fee. Only the guests named on the reservation may stay in the apartment. Undisclosed guests or pets may be charged $50 per guest or 3 times the pet fee, per night, or the stay may end early without a refund. This is a strictly non-smoking home. Smoking of any kind including e-cig in the unit and on balcony will result in a $1,000 fee. Replacement fees are $350 for each lost key fob and each parking permit and $250 for a lost pool wristband. One- and two-night stays that begin on a Friday or weekend carry a $500 refundable security deposit. For short stays, local guests are asked to message us before booking. Nearby street parking is metered on weekdays from 8 AM to 8 PM, payable through the Parkmobile app or at the kiosk. It is free on Sundays, holidays and weekday evenings. Exterior doorbell cameras outside each unit facing the hallway. There are no cameras inside the apartment. The building is home to long-term residents, so we ask that guests be considerate in shared spaces. Please dispose of garbage according to local guidelines. Every photo was taken in this apartment with its own furnishings. We refresh the décor from time to time, so some details may differ. We recommend travel insurance, since our cancellation policy is applied as written.

This Agreement is binding between the Guest(s) (“Client”) and the Host (“Owner and/or Manager”). By confirming a reservation and/or entering the premises, Guest(s) agree to comply with all rules and policies outlined below. Guest(s) also agree to Airbnb's Rebooking and Refund Policy, and acknowledge the Host’s right to charge for damages or policy violations through Airbnb’s Resolution Center and/or the security deposit. 1) Guest Responsibilities Guest(s) shall maintain the premises in a clean, orderly, and sanitary condition and shall use the premises in a safe, responsible, respectful, and lawful manner at all times. Guest(s) shall return the premises in the same condition in which it was delivered, excluding ordinary wear and tear. Guest(s) are liable for any and all damages caused by misuse, neglect, unauthorized use, moving of furniture, or failure to comply with these rules. Guest(s) agree to seek assistance from the Host before using unfamiliar items. Damages resulting from misuse will be the responsibility of the Guest. Guest(s) must promptly report any damage, malfunction, leak, or safety concern. Failure to report may result in additional charges. 2) Security Deposit The Host reserves the right to deduct the cost of repair, specialized cleaning, replacement, or remediation from the security deposit and/or charge the Guest directly through Airbnb’s Resolution Center. Cleaning fees cover normal turnover. Excessive dirtiness, stains, trash overflow, strong odors, or neglect will incur a $100 excessive cleaning fee, plus additional remediation costs if applicable. If any of the following items are stained, torn, damaged, or otherwise marked beyond standard cleaning or laundering, Guest(s) are responsible for replacement/specialized cleaning costs as follows: Body towel: $15 each, Hand towel: $10 each,Washcloth: $8 each, Duvet cover: $85, Flat sheet: $30, Carpet cleaning: $150, Curtain replacement: $70, Sofa cover: $70, Sofa: full replacement cost if beyond repair 3) Keys, Fobs, Access Cards, and Rekeying Guest(s) shall pay for any unreturned keys, access cards, garage fobs, or parking permits. Lock replacement/rekeying incurs a $450 replacement fee per item (key, fob, access card, garage card, or parking permit), per occurrence. 4) Use of Premises -Guest(s) shall use the premises exclusively as a short-term vacation rental in compliance with all applicable laws, ordinances, building rules, and this Agreement. -No unregistered guests or visitors are allowed at any time. Violation may result in immediate eviction without refund and additional charges. -No parties, gatherings, or events are permitted without express written consent from the Host. -Quiet hours are strictly enforced 10:00 PM – 7:00 AM. Excessive noise, disturbances, or neighbor complaints may result in immediate termination. 5) Smoking, Drugs, Alcohol Misconduct, and Open Flame No smoking or vaping inside the property. A $1,000 penalty per violation applies. Illegal substances and controlled drugs are strictly prohibited. Violations will result in immediate removal without refund. Drunken/disruptive behavior that creates a disturbance or violates building rules is prohibited and may result in early termination. Candles, incense, and all open flames are not permitted anywhere inside the property. 6) House Care Rules Furniture may not be moved or rearranged without written approval from the Host. Guest(s) must wash/clean all used dishes and cooking tools and place them in the dishwasher (if provided). Guest(s) shall turn off lights, appliances, electronics, and HVAC when not in use and upon departure. Guest(s) must lock all doors and windows when leaving the property and at checkout. Do not flush tampons, “flushable” wipes, paper towels, or hygiene products down the toilet. Any plumbing issues caused by misuse will be charged to the Guest. 7) Pets Pet fee: $120 per pet, per stay (charged through Airbnb/Vrbo). Unauthorized pets will incur 3x the pet fee after checkout and may also result in termination. Pet damage cleanup/replacement fee: $500–$1,000 depending on severity, plus actual replacement costs if applicable. 8) Check-In / Check-Out Check-in: 3:00 PM – 11:00 PM. Same-day bookings must be approved in advance (Host needs 1–5 hours prior to check-in). Check-out: 10:00 AM sharp. Late checkout fee: $50 per 30 minutes beginning at 10:01 AM. Early check-in (by 2:00 PM) is available for a $65 fee, subject to availability. 9) Local Guests and Weekend Security Deposit Locals must contact the Host prior to instant booking. For 1–2 night bookings with Friday/weekend check-ins, a refundable $500 security deposit may be required and returned after checkout if no damage/rule violations are found. 10) Parking Garage parking is available at $20/day or $300/month. Due to limited availability, parking must be reserved and paid in advance—either before check-in or no later than the day prior to intended use. Parking is not guaranteed without a confirmed request and payment. Street parking may be available and is subject to city rules/meters. Guests are responsible for using meters/apps (e.g., ParkMobile) and complying with signage and time restrictions. The Host is not liable for any parking-related issues including towing, fines, ticketing, immobilization/booting, theft, vandalism, or damage to vehicles. Guests park at their own risk and are responsible for compliance with all garage/street rules. No refunds will be issued for temporary outages of Wi-Fi, cable, electricity, water, HVAC, elevator access, or other utilities beyond the Host’s control. No refunds will be issued due to nearby construction, road closures, building maintenance, alarms, or other disruptions outside Host control. For monthly stays (28+ nights), utility usage (including internet) is subject to a $200/month usage cap. Usage above the cap will be billed after checkout and charged through the Resolution Center where permitted. Starter Supply: The Host may provide a starter supply of basic items (e.g., soap, toilet paper, paper towels, trash bags, dish detergent). Additional supplies and refills are the responsibility of the Guest. The Host may enter the property with reasonable advance notice for inspections, maintenance, or repairs where allowed by law. In an emergency, or to address urgent maintenance/safety concerns (including guest complaints), the Host may enter without prior notice where permitted by law. Guest(s) authorize the Host to enter the premises to address reported issues and complete necessary repairs to reasonable standards. No refunds will be issued for: early departures, shortened stays, dissatisfaction, “ruined expectations,” personal/work/family emergencies, travel disruptions, weather events, construction noise, building maintenance, fire alarms, utility outages beyond Host control, or any other external disruptions not caused by Host’s proven gross negligence or willful misconduct. Violation of any term of this Agreement may result in immediate termination of the rental, immediate removal, and no refund, subject to applicable law. Guest(s) shall vacate at the expiration time and date of the reservation or upon termination. By booking and entering the premises, Guest(s) voluntarily assume all risks of property damage or personal injury (including death) resulting from their stay, use of amenities, and activities on or off the property. Amenities such as stairs, showers, appliances, parking areas, balconies, and furniture are used at Guest’s own risk. The premises are not child-proofed or pet-proofed. Guest(s) are solely responsible for supervising minors and pets at all times. Guest agrees to indemnify, defend, and hold harmless the Host, Property Owner, and affiliated parties from any and all claims, actions, damages, liabilities, and expenses (including attorney’s fees) arising from Guest’s use of the property, breach of rules, third-party claims, or injury/damage involving any person(s) invited or brought onto the premises by the Guest. The Host and Property Owner are not liable for injury, illness, death, theft, or loss, except where directly caused by Host’s proven gross negligence or intentional misconduct. Guest(s) agree to pay all reasonable costs, attorney’s fees, and expenses incurred by the Host in enforcing this Agreement, collecting damages, or responding to Guest-caused claims or disputes, to the extent permitted by law. Turn off all lights, appliances, and Thermostat/HVAC units. Lock all doors and windows upon departure.

The apartment is as it looks in the photos and is well appointed with kitchen equipment and nice quality towels and linens which are fresh. The apartment was very clean. Beds are comfortable. Everything was good. The set up is one king bed in a smaller bedroom (no closet, drawers or bathroom, so just a room with a bed, side tables and a small shelf). The other room has 2 queen beds and has the closet and adjoining bathroom. You can also access the bathroom from the living area. The beds were all comfortable and there is a little patio for morning coffee. It was a really nice little apartment and we stayed 5 nights with no problems, we would stay again. Getting organized was a challenge with conflicting instructions from the hosts, but we chalked this up to busy people. Need to upload ID and pay for parking & pets separately so would do in advance rather than day-of as it was daily chaotic prior to arrival. Once we arrived it was great.
